@Josh Eitingon I agree with you Josh, it's a disaster! As Jay Martin, executive director of the landlord group Community Housing Improvement Program, said the proposals would "devastate New York City's housing stock and all but wipe out small, local property owners.”

@Efraim L. What made me start looking in Philly? It’s a populous city, which means high demand for rental property. Yet, Philadelphia real estate market is affordable. Philly’s economy is in good shape and historically, real estate appreciation has been positive. Plus, I like the city, have friends there and I even though I am not an expert, I am familiar with the area. I am also actively looking in NJ. What are you leaning towards?

Great thread, @Efraim L.! I was looking at Philadeplphia myself, but now focusing on properties in NJ, specifically in Hackensack. It looks like I can make the numbers work, but I keep hearing mixed things about the area (too far from the city, not safe, etc.). Should I forget Hackensack and focus on Jersey City and Bayonne instead? @Allan Szlafrok, @David Lichtenstadter, I would really appreciate your input.
