Where can I get contracts for wholesaling? What verbiage is used that if I am not able to find a buyer allows me to get out of closing on the property?

I did an absentee list as well. I did a bedroom and bath criteria 2br 2ba just because from attending a few of my local REI meetings seems to be what buyers are looking for.

Thank you everyone!!!! I really appreciate all of the information and encouragement.  It is always good to know that you are not alone.  @Angela DeBorja -  I have done audio books for The E- Myth, and the E-Myth enterprise through my local library using the app Overdrive. 

@Shawn Holsapple It is good to know that someone in my backyard saw this post and is willing to help!! Can you elaborate on what you mean by exit strategy? I know that for right now I want to do wholesaling with some buy and hold later down the road. I don't want to do any rehabs right now.

Also - I work a full time job Mon- Fri. I have a friend who is a stay at home mom and have explained the process to her and she has agreed to be my VA with me giving her a % of an actual closed deal.

Should I get an 800# for people to callback? Should I add a 2nd line to my current cellphone plan or should I get a separate phone line?

I am sending out my first round of direct mail by the end of the month, so I just want to make sure I have communication in place.

I have listening to the podcast and reading books and it talks about analysis paralysis. It talks about just getting out there and starting but if you do not have a system in place won't you be running around like a chicken with your head cut off? 

How do you know what title company to use? How do you find a lawyer? Company Name?

The E- Myth by Micheal Gerber- It has to do with business in general but I found it to be very useful.
