Doing a rehab, already have a GC, yes I know the GC is supposed to keep things on task, but I’m an out of state investor. What would you pay someone to keep tabs on the project? For instance, just making sure things are moving along, picking out tile, colors etc, FaceTiming me with updates, etc.

This is very interesting. One can only imagine that the numbers are probably worse than what the table is showing since those figures are from August 2020.

@Ryan Gandy  I have rental property out of state, but lived in cincy my whole life until 2017. @Adam Walter is correct, the cincy market is hot for all parties. My son just purchased a house and he had escalation clauses and he still kept getting outbid by 20-30k. 
It’s the same with distressed properties, there is just nothing available.

Would a handyman be the right person to show the apt? I don’t really want to have to pay 10% for rent collection etc, since I don’t have problems finding a tenant nor collecting rent.  The apt is fully furnished so it has been pretty easy to keep students as tenants since it’s near the school.

I’m looking for a property manager that I can pay as needed. I collect rent and find the tenants.

I need a manager to show apt, turn over apt between tenants, set up painters, and any other emergencies that may crop up. The unit has a home warranty so most maintenance issues I just have to call in, so there wouldn’t be a need for a property manager. 

I would like a fee schedule where I would pay per call if possible, as opposed to a monthly rate since most things I will take care of myself, except those items listed above since I’m not in the area.

I took out a HELOC on a rental property(prop1) and used the proceeds to purchase another investment property(prop2). Can I deduct the interest on either property?

So I have a relative that flips houses. I would like to invest. What should I expect as a rate of return?

For example, he will puchase the property for 50k, needs 15k for renovations. I give him 5k. He does all the work himself. The house sells for 115k. What would you ask for as profit?
