@Lewis Thompson great to see a fellow Ohioan on BP. I knew it was time to quit on an investment when I was able to exit at a 2X return to use on a larger investment. I was getting calls daily with cash offers and it took me a few weeks to come around.

@Lori F. I think this is a great opportunity to increase your family's wealth. You and your dad will probably teach each other a few things along the way too. For my first property I did something similar with my father and it was a great way to learn the rental business.

@Stephen Solano  below are two that I would recommend, what about you?

  • What Every Real Estate Investor Needs to Know About Cash Flow - great for getting a handle on financial analysis. A lot of people skip this but it's a huge advantage if you can work through it
  • Every Landlord's Tax Deduction Guide- is a really good book on taxes and setting yourself up for success as a landlord

    @Kyle Curtin have you considered inbound marketing to find a seller? You could use GeoTagging and let them come to you.

    @Kimberly Kesterke  I have a few properties with a few different partners and the common factor is having someone with a flexible work schedule. This goes a long way for emergencies, maintenance requests, and anything else the property or tenant might need.

    @Latierra Dewberry I've personally invested out of state and have had great success. My word of advice would be to make sure you have someone you can trust in the state you are investing in. You never know when an urgent issue will arise that you need boots on the ground for.
