The more I look at wholesaling the more I realize it's not my forte. Instead, I'm concentrating on getting to know the Edison, NJ area and proceeding on 2 fronts here- 

1- looking for a place to live- criteria- needs to be a great school district and semi connected to Manhattan

2- looking for either a small SFH that I can rent/flip or a multi-family that I can hold until appreciation.

I would love to house hack so that I can combine 1 and 2 unfortunately I can't seem to find a district with great schools that also likes the multi-family set-up. I'm familiar with Middlesex County in NJ so haven't explored other parts of NJ as much. If you can recommend a district/town/county that has great schools and has a fair amount on multi-families, please let me know!

@Shamir Arzeno are you active in New Jersey? Jersey City has a lot of desirable properties for rentals but I'm having trouble connecting with a good local agent who can guide as well as transact. Any suggestions?
