Hello,

My wife and I were looking to sell our duplex near Kansas City, MO. We bought it with an fha loan at 4.65 interest rate and we’re looking to sell. Due to the higher interest rates we were maybe looking to have a buyer assume our fha loan.

Was curious if anyone has ever done this and if it’s even possible!

How does an FHA assumable loan work? Do the new buyers have qualify under all of the FHA guidelines? We recently bought a duplex house hack and are thinking about selling it. We got an appraisal for $315k a couple months ago but in todays market might not sell for that much. The only positive side to someone wanting to assume our mortgage is our interest rate of 4.45.
