I've been analyzing properties looking for a property to house hack. From your experience what has been your target ROI on a house hack? Are you still looking for around the 12% range or are you looking for more?

I am trying to get ahold of tax delinquent properties to contact and purchase. Where would I go to find those records? I have talked with the county assessor and the treasure to see if they have any list but they did not. Any places I should go to look for them?

I am looking for a good program to skip trace. Do you have any recommendations on any good skip tracing programs. I have used REISkip a little bit, but the data seemed to be off. Any suggestions?

@Adam Fleck is that meet up going to be this coming Wednesday or the following Wednesday? And if I get those pre-Forclosure lists, do I go to the individual counties courthouses to get those?

I’m looking into the program called Propstream. I hear of some people who like it and others who don’t. I’m starting investing in Idaho and wanted to see if anybody in Idaho used this program and if they thought it was useful or not?

It seems pretty good from the free trial I’m doing, but I’m not sure how accurate it is.

Has anybody in Idaho used it or know anything about it?

The first book I read about business was Rich Dad Poor Dad like most people. I have learned about the cash Flow Quadrants from the book and love the idea. What are your thoughts on starting a Network Marketing company and using that to build a business to help me invest in real estate? A lot of the big people like Robert Kiyosaki, Donald Trump, Bill Gates, and other very successful people support the Network Marketing companies. What are y’all’s thoughts?

I’ve been listening to a lot of the bigger pocket podcast. I have always wanted to go into rental property investing but I listened to a podcast where the guy flipped homes and used the capital from the flips to fund his rental properties and then he just did that over and over to grow his portfolio. I loved that idea so I have been studying flipping a lot recently.

My questions:

What was your first house flip like?

What were some of the struggles you had with the flip?

How did you fund the project?

How much of your own money did you have in the project?

How did you find the deal?

Any advice for a newbie when it comes to flipping homes?
