Small multi-family (2-4 units) buy & hold investment.

Purchase price: $480,000
Cash invested: $30,000

SFH w/ ARIBNB Casita. Rent by the room for the main house (3/2) and do short to long term stays through the studio casita.

Good morning BP! I often read or hear from successful investors that if that had to do it all over again they would have started bigger, faster, done more, taken greater risks, jumped into bigger deals sooner, etc...

My question: Is there a way to avoid this & just start out 'bigger, better, faster, stronger'? 

I ask because it seems like curious advice to say if it is just part of the process or paying your dues and it isnt actually feasible or wise to start that way. 

For example starting with a 24 unit instead of doing SFH->Duplex->4plex->6 unit->16 unit in 3 years like we see in a lot of success stories.

@Shiloh Lundahl Excited about this potential coaching program! I think what 'newbies' need is connections (lenders, agents, contractors) & strategy clarity as well as step by step details on how to complete deals.

With this breakdown and the "rebate" it would be 26, 30min phone calls for $2600? 

I think it would be helpful for potential clients in the program to hear more about what specifics or connections you might offer in the call besides support, accountability and motivation.

@Cameron Lam great to see you are doing deals in gilbert! Have you checked out Cozy or zillow for free rent collection/tenant screening, pm software, etc?

Thanks for your reply. The main reason for this partnership is the lack of capital to get into another deal while staying in our local city of Phx AZ...so basically I am sacrificing monthly CF to lower my entry point from 25% dp to 5%dp.

I am currently looking at NC to do long distance BRRRR as well

I am wondering how to structure the equity/ cash flow/returns on this deal: SFH 4 BR or 4 plex

I am providing all the upfront money (DP, rehab, etc costs)

My 'partner' is going to be living in the property in order to obtain an owner occupied loan at a loan DP.

The 'partner' will also be finding/managing the tenants

Simply, it would be a house hack for my partner except I am providing all the initial funding.

Initially I was going to offer free rent (if the partner shared a room), and 5% equity? Thoughts?!

I have some experience flipping as well as LTR SFH, but have always wanted to move into bigger commercial multifamily...

What would you do with 6million dollars?

Would you buy smaller all cash or use that money as a Dp for a bigger whatever??

The rule of thumb is it lowers it 15 degrees from what outside is when it is low humidity...so even if it is 100 with no hum that is still only 85 degrees...best be getting A/C.
