@Bill Brandt thank you so much! I was thinking the same thing. I know he gets about 1700/mo as a rental with a few updates. I’ll keep grinding at it.

I got a call yesterday about a property on a marina. I searched the address on propstream and I couldn’t find any information on it.

How would you go about pulling comps on the property?

I was D4D and seen a property that seems abandoned (boarded up windows, unkept lawn) when I ran the property’s address through propstream it says that it’s occupied but the taxes are delinquent.

Should I still reach out? My gut is saying yes.

I'm brainstorming domain names for my REI business. I'm currently located in CA but don't plan to stay here and don't my domain name to keep me in one location.

I tend to overthinking “small” things. Should I keep it short, simple and to the point?
