Thanks for the replies, everyone. Much appreciated! Macek and J&K were the two companies that seem to be on top of things but I was curious about what other investors in the area have experienced. Sounds like we made good choices. :)

Hi all, 

I am looking for recommendations for a good property manager in Great Falls, Montana. We do not live in the area but are here for now to transition a newly rehabbed single family home over to a property manager. Looking for someone that knows what they are doing and does a great job screening and finding quality tenants.

I'm past that point. The house has been rehabbed and refinanced. I want to set up a land trust before it is rented out. A land trust should not invoke the due on sale clause is what I have been told.

I am a rather new investor getting started with the BRRRR strategy. I would like to put our first investment property into a land trust but am having a hard time figuring out the best way to proceed. The property is located in Montana. How do I find the correct forms to use? What is the best way to find a qualified real estate attorney? I would like to prepare the forms and have an attorney look them over to make sure everything is correct but I am not getting very far in my research because of all the different types of trusts. I would love a little advice on how others have handled their land trusts. All input welcome. Thank you!

Post: $12,000 to Replace a Sewer Line... too expensive?

Recently purchased a rental built in 1910. We had the sewer line scoped before closing so we knew there could be potential problems and that $12k would be the worst case scenario if we had to replace it. Well, we have to replace it. We would like to hold this property long term (10 years or so) so we want to fix it right. I’m just wondering if 12k is a bit high? This is a bid to pipe burst and replace the old clay pipe with one piece seamless brand new pipe. No digging up of the yard or concrete patio required. 20 year warranty. If the existing pipe collapses before we have the job done the price goes up. The advantage of doing it now is that we can roll the cost into the renovation loan. If we wait, we’ll have to figure out where the money is coming from. The downside is we don’t get to charge higher rent for a new sewer line so keeping that cost down is the concern. I’ve never had to deal with sewer line issues so am grateful for advice.
