That is because the vast majority of wholesalers have no idea what they are doing. They read a book or attended a guru's class, then fancy themselves a real estate investor. 99% of the wholesalers I've encountered have been less than helpful, however, I'm currently working a deal with someone who knows what they are doing and its great. 

Wholesaling can be done. It can be done well. It can also be done legally. With that in mind, the burden is on you (not the investor) to secure the right product, with the right information, in the right way, and at the right price.

Thank you I have to find my local REIA and get plugged in or is that ReiFax? also do you know of a good place to get a real-estate license here in Florida.

Yes, this helps a lot granted I have access to a contractor at all times because my husband is one and has built relationships with some of the best in my area. so basically I just need to have them give me the true median estimate and disclose to the Buyer that this is what I have done? I really do that you because I was defiantly starting to get discouraged.

However, I feel as though wholesaling is good for me because I like to bring people together and help solve problems. We have so many good properties and people going into foreclosure all over my county.

With resources like this website you can learn anything about REI that you want as long as you have the desire. If you can't find what you are looking for you can post a question in the forum and a ton of members will surely help you.

If you are contemplating a 30k program to learn REI I believe your problem is not a lack of knowledge, but fear of taking action. Paying 30k to a guru may or may not help you overcome your analysis paralysis. Time and over thinking fuels fear.

I believe the best learning experience bar none is learning from taking action.  This will force you to figure it out.    

So with that being said, get out there and network with like minded investors, take action, and get something started!

You will be surprised at what happens when you take action and make something happen.

I am a newbee, my husband has been rehabbing properties at every stage for more then fifteen years. I have decided to get into wholesaling (to build capital for flipping) but have seen a lot of bashing by the investors........ Is anyone happy with wholesalers or is this just a bad idea?? 

A lot of the flippers seem to be cocky about the wholesalers making mistakes....

Thanks fit the feedback. I'm glad I asked and I'm not going to do it, the real estate licensing is a good idea.
