Hi @Bart H., it's pier and beam. The house definitely can hold itself up for a few more years, but walking through the home you notice the slops. 

Another thing that I've noticed is that the porch is sinking forward, the windows won't open and the window frames are slanted. 

In two of the bedrooms, the floor carpet is sinking below the floor board borderline. The property is zoned in a residential area (if that's what you mean). It's near the historical Swiss Ave mansions. 

I hope your right about the foundation repair being the least expensive route, thanks for bring up some great points!

Hi @Justin B. Thanks for the input. How much would you ask the owner to come down. I was thinking maybe like $245k, then I would house hack to make payments on the mortgage and save up for the duplex reno. By the way, the main house has major foundation problems, but is ready to live in for the short term, so not only will the duplex need a facelift, the 80 year old house will too.

Hey BP,

As I continue to analyze a Dallas Property I'm interested in. What's best for an 80 year home with major foundation problems?

Demo and Rebuild or Rehad and Add-on.

Please share your experience, and concerns.

The property does has similarities within the neighborhood, but not on "that" particular (side street) block.

At this moment, I know that it's now "2 completely different properties". The main house and the unfinished duplex on one side and right next to it (towards the back - is the mini house), nothing but land and a giant bush in front hiding the mini house.

Hi @Greg Hamer, the neighborhood can definitely support the overall home and lot value. This neighborhood has construction of new apartments on almost every block, plus just around the corner is a well-known historic street with mansions. 

This is indeed one weird property! The way that it's laid out and priced seems off for any experienced investor. Currently, I'm just sitting and waiting to see what the end of this month is going to look like. 

In the meantime, I'm going to continue to study, educate, evaluate the whole scenario. Thanks!

Great insight @Henry LiChi. Should I go and talk to him personally to see where his thoughts are? Should I have my realtor to contact him once I have cash handy? Or wait until it reaches below $300k, then make my move?
