Crushing it in Apartments and Commercial Real Estate by Brian Murray is my favorite. 

Also The Investors Guide to Growing Wealth In Self Storage by AJ Osbourne is great.

Super deep dives into each sector that both breakdown the process from lead generation to scaling.

Post: Any areas of Tampa/Greater Tampa burbs to avoid?

Tampa Heights and Seminole Heights in my opinion. If you’re looking at more high end then South Tampa and Hyde Park are great areas. Also further East in Brandon and Valrico are experiencing booms since Covid started. The only areas I’d recommend to steer clear of would he Sulphur Springs and Belmont Heights.

If you’re looking long term I don’t think there’s many bad buys (in terms of areas not price) right now anywhere near Tampa. Also the Largo area north of St. Pete’s has been good to me.

It took me almost a year before I got my first deal. As previously mentioned it’s a very difficult niche because of how people and the gurus sell it as a “no money/ do it from your couch” type of role which from my experience it’s anything but.

Being a wholesaler and being a real estate investor are two different things. Wholesaling is strictly a marketing and transactional based business where the product just happens to be real estate. But as you mentioned it’s a great base to start from and when you do start to get consistent leads you can cherry pick the deals you want to either flip or keep as rentals. 

I ran up about $7500 worth of debt from mailers and bandit signs without anything to show from it. It takes time, knowledge, and persistence to succeed but once you get everything in line it’s a great, prosperous field to be in.

Between 1. Max Maxwell 2. Wholesale Hackers and 3. Steve Trang’s (Real Estate Disruptors) channels and podcasts there’s enough info in there to get a real feel for what is really involved.

Also go through the BP podcast archives and listen to everything with Sterling White and the above mentioned guys. 

Start with BP episodes #42 and #332. Those two podcasts in particular really go over the basics and the process.

Northwood Village is probably the best bet right now. Hip gentrifying artistic area that they’re essentially trying to into a new Wynwood.
