Hello to all !  I'm a fairly new investor and I'm in the process of doing a 1031 Exchange with a duplex that I have own.  I'm sure that I want to relinquish the property because the cashflow.  But I'm not quite sure what to purchase with the proceeds.  I am a moderate risk taker and I want to level up my investing by using leverage. Any suggestions? I don't know my blind spots.  Please help!

I purchased the house a couple of years ago for cash, price $30,000. How do I get the $30,000 out of the house to reuse it to purchase another single-family house?
