If you want a mentor, you need to start by building relationships with successful investors in your market. Once you build relationships with people that are proven, then you can look for ways to exchange your services for theirs. Maybe they want you to clean up the job site each weekend or deliver materials to their contractors. Maybe they need someone to help with social media marketing or sending letters or posting notices to tenants or . . . fill in the blank.

Find a successful investor, build a relationship, find a way to serve them. They can provide education, or maybe even a partnership, in exchange for your help.

thank you for the insights on mentoring. It makes sense. Problem is, I am having a hard time even finding someone that is worth my time. I have ran into so many peoppe pretending. I'm going to keep searching, giving up is not an option at all.

Hi Tammy, too many options is often more a curse than a blessing when you're new because you get stuck analyzing which is marginally the best play.  Think about where and how you want to be living in 10 years and reverse plan.  If you're comfy in your townhome, building a new multi in Ybor would be where'd I'd lean towards with little info provided.

Hi Dillan! I think that's a great idea (to start). I often think about where I want to be. I think I have narrowed it down moving into another home (single family) because I desperately need the space for me and my kids. I think once that has been accomplished I can start focusing on the land/property in Ybor.
