@Melanie P. thank you for the advice. I will look into this. I have a call with ODC on Monday. Will keep you posted. Like I said, I think investors should be warned about all of this before they continue investing with them. 

No capital call. I hope it doesn't get to that but I have zero confidence in these sponsors. It's also so aggravating to see them marketing for more funds when they are performing so badly across the board.
I am in ODC Fund 5 and they have paused distributions. I am baffled that ANY investor would still trust ODC/ Brandon Turner with their money. I see they just closed on Fund 11. How? At some point this has to start to affect their reputation right? I mean they were so off on all their projections. I seriously regret investing with them. At this point, I'm just hoping to get my capital back in 5 years without having to invest more with them because I won't throw good money after bad.
An update on ODC fund 5. After about 1.5 years of distributions at about 2% annual they have paused distributions. I am so disappointed in this syndication. It's especially frustrating to see the sponsors continue to seek capital for new funds when their other funds are performing way below projections. I am curious to know if any of their funds are still paying out quarterly distributions? I wish I had just invested that money actively. At this point, I'm just hoping they will sell and I can get my money back.
I have been really disappointed with ODC (Open Door Capital). They were distributing barely 2% for the past year and now have paused distributions this quarter. There are better more experienced operators out there... don't be swayed by the Brandon Turner marketing machine like I was. The sad part is that these poor returns don't even have to do with financing costs which will be an issue in the future this is simply poor performance by inexperienced operators.

Hi Pedro, there is no limits on rent increases in Cape Coral. Keep in mind our property manager said the market is currently inundated with rentals ( 435 annual unfurnished in Cape Coral alone to date). So unless you’re looking to turn this unit over that might be a consideration. Good luck!

I have invested in Open door capital fund 5 and have been disappointed as well. Their distributions are at an annualized 2% which is way below their projections. I would not invest with them again. They seem more concerned with more and more funds than delivering to their current investors. It’s very disappointing…

Hi BP fam! I am in search of a new primary residence. With inventory being so constrained in my town (Redondo Beach) I'd like to send letters to homeowners in a specific neighborhood I'm interested in. The neighborhood I've targeted is not large so I would not want a list of the entire zip code. I have never mailed letters so I'm new to this. Is there a service out there that will narrow it down on a map so that I get a list of say a 10 by 10 block area? Which service would suit my needs best. I hope this makes sense!
