First, Know what the laws are in your state for managing property. Are you looking at an HOA relationship or a Landlord/tenant relationship?

Probably the easiest way would be to work for a property manager for a couple of years to learn the ropes. It is constantly putting out fires and people usually only contact you when they have a problem.

Depends on who is doing the checking and what company they're using for the credit check. big complexes, it'll be a cheaper application fee, around $25-$35.

I agree with the comments, add atleast one more washer and dryer, this helps your machines not to worn out easily. This also avoid headaches for possible repair charges billed to you by your PM.

I’ve seen a couple of Bungalow apartments in Brooklyn. They were all pretty nice, but be aware that you’ll be paying a lot extra for unnecessary stuff (they overprice for furnishing the common areas and having a cleaner come every so often.) I’d get a Bungalow as a plan B, plan A being finding a room through The Listings Project or an app like Roomi (found the apartment I’m living now effortlessly.) Good luck!

@Jonathan Bombaci a big portion could be what it takes to gas line to the house, if you already have a gas meter at your house, then the inside piping size may need to be increased to handle a furnace.

@Adam Azam Is this for an applicant requesting tenancy or do you already have a lease with your tenant that received rental assistance funds for one year. That is a big difference. I will wait until I receive your answer then I can respond.

@Joseph Pochinskas I use HomeBudget, available for Android/Apple. It allows you take pictures of receipts and categorize them accordingly, but you need to manually enter any additional details. It also allows for exporting your data to PDF or CSV

@Gregory H. Yes, the first notice of any problem came in November at which time the receipt and email came to convey a rough message about what happened. Before that I had no knowledge of there ever being an issue with the fridge.

I would decline any applicant without a job. It is better for your property to sit empty for another month than to have a tenant whom does not pay the rent.

@Mark Delosreyes I have looked at quite a few, and one of the property management i knew suggested using Tikkit, by Gridium. It does way more than just what you’re asking for here but seems like a good fit for your general use case.
