Thanks @Nick C.and @Bruce Woodruff. We haven't even had the inspection yet, so no indicators. I'm thinking it's a waste of money.

Just received this message from our inspector.

"I wanted to recommend a sewer camera inspection. This would identify any blocks, breaks or if there is any debris in the main sewer line. Would you be interested in having this done? It would be an additional $250 and it comes with its own report and video of the sewer line."

We are purchasing a 2006 townhome on city sewer. Is this sewer inspection even necessary?

I live in California. I own some properties in UT and have those properties in an LLC formed in UT. I'm looking at a property in TX and ID. If I decide to purchase those properties, is there any negatives to putting them in the LLC I formed in UT?

We found a quad- plex in Texas that we are interested in purchasing.  The property is only land now, with plans for completion between November 2018 and January 2019.  My only concern is this part of the contract where our earnest money is released to the seller.  

"Earnest Money: $100,000 is herewith tendered and is to be deposited and Earnest Money with (title company), upon execution of this contract by both parties. Upon execution hereof, said Earnest Money shall be released directly to Seller, for purposes of construction and land acquisition for the benefit of Buyer. The Earnest Money shall be applied against the Purchase Price of the Initial Closing. "

Is this normal for new construction?  How can we make sure the seller doesn't run with our money?  Just curious.....

We are under contract to purchase a 4-Plex in Utah.  I set up an appointment with an inspector and told him the structure was built in 1996.  He told me that it probably has polybutylene plumbing and per his opinion, this type of plumbing is a "nightmare" waiting to happen.  He said some investors won't even purchase a property with polybutylene.  I mentioned what he said to the owner and the owner said there has never been an issue, etc.   I'm curious what kind of experience other investors have had with this type of plumbing?
