HI Greg, at the time I purchased the property 2007 it came with a tenant who was already paying $650 per month. Now the rental rates for that property type is $850-1000 per month. Current monthly mortgage including PIT is $299. I have not had a vacancy on the property since owning it; its near a major university and teaching hospital. HOA fee's are $194 this includes cable, trash, water, landscaping and pool maintenance. Since it's a condo I'm only responsible for the interior walls. I use American Home Shield to cover major home systems HVAC, plumbing, appliances, electrical, etc that is about $45 per month.

Rent collected: $850

Recurring monthly: 

Mortgage (PIT): $299

HOA: $19

AHS: $ 45

No managment fee's

Cash flow monthly: $312
