I live in Bristol. Is this on the VA side? Bristol is split between 2 states. I'm not interested, but you can private send me the address and maybe I can tell you a bit about them. There are a couple of really crappy areas you probably don't want to invest in.

In general I believe the area is in a great location and the racetrack that you might be referring to is the Bristol Speedway.  That’s been here for a long time, I’m not aware of a small one being built anywhere else.  We are getting a Hard Rock casino that should be done in 2025.  

Both sides of the border are investing in our downtown area which is great!

I was a founding member of about 12 women that joined at the end of 2022. The fee was $10,000 and I don't believe that a handful actually paid that fee. The club had a couple of VA's, friends and a couple of relatives.

I am an education junkie! I had taken Bigger Pocket Bootcamps that were great! I am in the Nate Barger BRRRRR Academy, which is fantastic and I also did Debbie Deberry from Texas Flipsisters course. I believe that to move forward we need good quality education. Real estate investing is hard! I have been in RE since 1995, was a Florida Broker and was a Tennessee Realtor, my ex flipped and held at least 100 or more homes. I should have known better than to fall for Rhonda's snake oil! I thought because it was expensive that equals value! I was wrong and I was scammed!

I wired the money from my bank, the red flags that started waving, was the fact I had to go to my bank 3 times because of wiring problems on the sellers end. The funds were sent in her Inc. that didn’t exist, the address was wrong, all in all it was a rocky beginning. I was so hopeful to start a network and relationship, I disregarded these problems and forged ahead. 

I had 4 doors under reno that I was struggling with and wanted help with contractors. I found her through real estate investment groups on Facebook and she advertised herself as the FlipHer. Rhonda has stated that she has flipped 100’s of home and helped thousands of women. In her book she states her favourite flip was a house in Atlanta that she never saw by someone in her FB group.  That leads me to think that she takes credit for any flip even if she was not monetarily or physically involved in order to add to her portfolio.

I had met with her and a couple of the members and she said she would help me with talking to contractors. That was the magic words to fork over $10,000! Little did I know that she really wanted to find investors for her development. Many of the first discussions in the group was about how flipping and BRRRRing is not working and we just need to passive invest. Rhonda did get push back, because many of the members already had their projects going and wanted help to finish or buy more investments. She did actually go to 2 of my properties when she was in the area. I was told to sell one of my properties. Why? I don’t know, I never received a detailed deal analysis that was also supposed to be covered in the program. 

We were supposed to have zoom classes at least twice a week for education, yet not very much was learned. I found it was a complete waste of precious time. Zooms were canceled constantly. All in all it was a VERY disorganized group. There was no program program outline, no files.

She has foreclosures that are recent, credit card charge offs, liens.  She is just not successful, and not someone I want to mentor me at all!  She really had me fooled!  I'm embarrassed that I fell for her act. 

I started seeing odd posts in investment FB groups. She had posted multiple times about a county being the number 1 county in the state with growth. I fact checked her and found she was wrong. I asked her about it, and she got defensive and said she never lies. She posted that Fl has a ag exemption law for insurance and horses.  I used to board horses in FL and told her she still needs insurance even though there is a magical liability sign. She likes to tell us all the time that she’s the expert. Except she’s not. I never trusted anything she said.  

I also decided to do a deep dive on the 100's of flips she has done in her 30 years of real estate experience. I looked through many county court records and property tax records under all of her various LLC's. I could only come up with a handful. I asked another member of the group that had known her longer and was told that it's impossible to keep track of all the flips she had done and there isn't a record. I found that odd.

I had found other investors from the past that have lent money for investments to her that was misappropriated. They did eventually get their money back after months of threats and being bullied by Rhonda. Since I had started asking questions about her experience, I had gotten kicked out of the club. She is a bully and you literally can't ask her anything about what she's says that she knows even though she's completely wrong.  I asked for my fee back, and I have also retained an attorney to get my fee back and so far Rhonda has not responded yet. 2 other members of the group have also been kicked out for reasons unknown.

This club has since been shut down in July of 2023.  At least that was the letter that Rhonda sent me said, but who knows??? I have a feeling it will pop up again, maybe under a different club name. I just want my $10,000 back, and I hope that anyone who invests with her or paid this club fee gets their money back also!  She has lots of Facebook groups that she starts and things get out of hand then she shuts them down.    Beware of shady toxic people.  There are so many and you never think it's going to happen to you!

Post: Mountain Home Lady Bug Problem

I had a log cabin I built in east TN.  The ladybugs and stink bugs were out of this world.  I found out that I had to remove all the trim and moldings around the windows and doors and caulked and used Great Stuff to fill in all the holes.  That will help them not coming inside.

Hello, I recently was listening to BP podcast about OZ, and decided to research a building my daughter has a lease option for. I just found out doing research that it’s in a OZ.   The lease/option is up soon and we are going to try to get the seller to seller finance, but have not started the conversations yet.

My idea was to build 2 lofts on top of the retail space to make into short term rentals because our city is getting a Hard Rock Casino and her shop is on the main drag between the historic downtown and where the casino is being built.   We already cleared it through the city and are working on getting a structural engineer out to see if we can build on top of the existing building or have to demolish and start new.  Then get a architect to make plans.

Reluctantly I  am planning to sell a couple multi family that I’ve been complaining about for years because it’s too far away and I want to invest in the area I live.  
i would like to split that money into lots of different little projects and not use it all on this commercial rehab.   


Has anyone raised funds for opportunity zone investments?  I’m guesstimating my project will be less than $500,000 to fund.  
How would I start the process on trying to get funding for this project?  What’s in it for an investor?  I called a hard money lender and they do not do rehab construction on commercial.  
Any info is greatly appreciated!

Hello!  We have a lease option to buy a concrete block building downtown.  A casino is coming to our town, I already bought a quirky round house and a triplex to do medium and short term stays.

My daughter has a thriving flower business in the shop downtown.  Its concrete block, has a flat roof and has a full basement that I will be using for a small soap shop, so its 1600sf on 2 lots.   It's also in a Opportunity Zone which I don't know that much about. 

My idea was to add a couple of lofts on the building to do STR. Her place is between the Historic downtown that's touristy and the new casino resort. It has a large back yard that I would also like to make pretty and add a Airstream for STR , that will be phase 3 or 4. lol!

My question is:  how do I go about to do this?   what would be the first steps?  I'm hoping that we don't need to demolish the building, maybe do footers around it and blend it the exterior somehow?

The building we are buying for $125,000 and the lofts I would like to make 2 studios approximately 500 sf each with an enclosed stairway keyless keypad for the steps, small deck for each loft that looks unto the street.

Financing?  Would banks loan on the existing building and construction?, or is this a property I would need to raise funds for? Private investor?

There was a BP podcast about a couple that did lots of downtown renovating, I've searched, yet can't find it.  Please drop in the comments if you remember which one.

I want to join all 4 Bootcamp’s!   Such a hard decision!  Real Estate Rookie it is!

I am looking for a national company that does rental arbitrage.  Are there any companies out there that lease small multi families for professional/nursing monthly rentals? I have 2 quads across from a major hospital in a nice area.  I don't want to sell them.  I think the value is in professional rentals not LTR.  I thought I could do it all myself, didn't realise how hard it was not being in the area.

Thank you Andrew!  Will I be able to get cash out of the triplex because I bought it empty, the owner passed and the tenants left.  So now I want to turn it into the travel nurse and airbnb model.   So I can't prove rental income yet and need some extra cash to do the renovations.
