@Jaycee Greene Thank you for the info, I will definitely look into it with the city zoning board. If all my plans fail, I will think inside the box and just rent out. Then look for a store front with my next investment. Still a win-win for me. Just like to be a bit different.

@Jaycee Greene Thank you for the feedback, I’m not completely sure of the % of what I’ll be occupying as yet. Just wanted to know if anyone been down this road that I’m trying to venture into. I will check the zoning so thank you for that info. Hopefully I’ll be able to make into what I want. If not, I’ll keep it residential and go for a storefront my next go round.

@Jaycee Greene Yes, like Braid Connexion. I will be living in the premises in one of the rooms. So it will be owner occupied. I do have a lender and will be purchasing just as such, owner occupied. Just did not want to rent to a tenant, wanted to use the space for what I mentioned earlier. Did not know if I had to get permits or zoning or licensing to do such being as though it will be owned and I will be living on the premises.

@Jaycee Greene I am in process of obtaining a duplex/triplex. I was thinking  instead of renting to prospective rental tenants I could scale it a different by turning rooms into individual suites for Lashes/Wax techs and hair braiders techs. These services are low maintenance and don’t need much to perform, very different from an actual full blown salon where wash bowls and hair dryers etc is needed. They will rent the rooms/suites just the same as if they were tenants. Hope I’m making sense.

Has anyone turned the rooms from a duplex/triplex into individual suites for hair braiding, Lashes, Nails etc?
