I'm not sure why it says birddog, I actually plan to do some flip and holds as well as flip and sell. My plan is to purchase and rehab some unappealing homes. Question, can I put a sign in the yard if I don't own the property or are we assuming it's uninhabited?

good morning! I am fairly new to real estate and I have not yet done any deals. I have found a few properties that look abandoned, but I'm not sure what the next step should be to find out who owns the property and make the deal. I would also like to begin building my team, but I am a transplant and don't know a lot of people in the area. I am currently in San Angelo, Tx, also looking to invest in my hometown of Rochester, NY. Any assistance is welcome and appreciated. Thanks!
