@Stephan K.- Thank you. Good to know. Is it the same for condos? I have a STR condo in Maui. On Maui the rules are different for condos than they are for Single family detached homes. Detached homes have to renew their STR permit every two years.

Hello - I am reaching out for friends who are considering buying a second home in either the clearwater beach/ Siesta Key area. Initially they would rent it out as a STR, and then when they are empty nesters - they would be able to stay more ofter. Any advice? Also is it a sellers market? Have there been any/many foreclosures lately?

Help. We own a condo in Scottsdale. We inherited a tenant when we bought the property 4 years ago. Its been a rough go, and I finally stepped and said we were not going to renew the lease. The tenant was not happy. The leases ended yesterday. Today we were at the property at 8am. It is filthy. Holes in the walls (from pictures and shelves), it appears the bathrooms were never cleaned- there is hard water corrosion, and animal urine on the hardwood floors. When we did a walk through with the tenant and said she was going to clean today, but we were here. Yes she entered the premises while we were at Home Depot getting supplies. As for the animal urine the tenant says per Arizona law she does not have to disclose a service animal, nor does she have to clean up after them. True or not??? We've had rental properties for the past 14 years in Colorado and Florida. This is our first nightmare tenant. We have been fortunate, but also did our own screening and didn't inherit tenants. Thanks in advance for all help offered.

Thanks for posting. My husband and I live in Fort Collins, and have been corresponding with Jeff Graves- a bigger pockets member who is a realtor and owns a vacation rental in Kihei. 

I would love to pick your brain- if you don't mind. My husband and I went to Maui for our 1st anniversary, and loved it. So we went back for our 3rd, 5th...  Anyway now it has been 8 years, since we have visited but we are headed back in March! Yay! A couple of questions...Do you mind telling me which complex your rentals are in? How did you find/choose the complexes? Do you primarily use VRBO to advertise? Do you use a property manager? 

We have a long term rental in Scottsdale, and have owned long term rentals in Colorado, and Florida. But this would be our first time of dipping our toes in the vacation rental arena. So it's a little daunting. Especially being so far away. We are a little familiar with the managing from a distance, but I would appreciate any and all lessons learned/ best practices you would be willing to share.
