Hello BP,

I am looking for a primary residence single family to purchase as soon as possible with a mortgage but seller financing will be considered. 

Criteria:

At least 3bed/1.5bath and 1000sq ft

Must be eligible for bank financing  

Move in ready

Areas considered are Apopka, Ocoee, Winter Garden, 32818, 32810, Altamonte Springs and Longwood

Hello BP,

Does anyone have recommendations on a highly responsive, knowleadgeable and ethical loan officer in the Orlando area?

I am wanting to do an FHA loan for a duplex. One can have an exellent lender but the loan officer can sour the deal.

@Dan H.Thanks for replying. Small multifamilies are rare on the mls in my area but I do believe it is a good idea to look at all in my target area. A realtor suggested to make an offer based on a cap rate of at least 10--not sure if this works for duplexes.

Hello BP,

How do I come up with an offer on a duplex, triplex or quad  if there are no comps available? The ones that I have seen within 5miles were distressed properties. I will be financing with a mortgage and live in the property so the property will have to be move in ready.

On the  icba.org site it allows you to do a search for community banks nationwide.
