Hello everyone thanks for all the replies. The buyers were asking for $125,000. We settled with them after their attorney left them after taking the grandmothers money and wasting time on a bogus law suit. The buyers came down to $50,000. Ended up settling for $20,000 after their attorney left them high and dry. SMH waste of money. My business partner and I ended up paying $5,000 which we split. Spent about $25,000 fighting it. We would have settled sooner but they were stuck on the $50,000 (until the attorney left them) and my brokerage also had a crossclaim against me. Which they dropped after I said i would settle if they dropped the cross claim. Something my attorney never asked them to do.

Kayla wishing you luck! Alos don't feel bad. This was a learning lesson. This is how you must look at it. Put your bad *** investor thinking cap on and you will figure out a plan! You have been given some great advice here, because even in a war zone.. we have a housing shortage in this country and people need a place to live.

Hello I’m actually being sued now the buyers are saying the same thin. Mom disclosure. I’m the agent and it was my flip. The had a home inspection. Came back with a list of things they wanted repaired. We fixed all of them. This was back in 2020. This is new to me. Very stressed right now.

The city had a standard point of sale repair list naming more then 90 items when we purchased the property. We completed all of them and the city inspected and signed off with a compliance certificate. Additionally the sellers had their own home inspector and they came up with a list of about 10 things they wanted fixed which we did and they signed off on it.

At first I was not worried. But when I got my first bill from the attorney for 3000K+ I started to worry about how high legal costs could get even if they buyers dont win. That is why I am going to contact insurance and see if me or my LLC can be covered.

i live in Tampa Florida. But intend to buy / hold in my home town of Gary. I'll reach out to you once I get approved. I may go the HELOC route since I have quite a bit of equity in my house.

A line of credit is a great tool. With hard money you can use an unsecured line of credit for the down payment unlike conventional loans. Of course, make sure you are running your numbers so you aren't over leveraged. It's a tough market and rehabs are getting more expense. Also, make sure you are sure of the comps for the refinance and you know you'll be able to qualify for the refinance.
