I would like to ask your opinion about this: 

i have an industrial property and there are 2 renters who are working in a very close branch, and i see some tension between them. I do not want to lose either. how would you solve an issue like this, before they turn on me with arguments that why have i let the other one be a renter if I knew there is a similar company like the other one?

Hello,

Currently we are signing a contract for a purchase of an industrial building.

The bank who is financing it, probably only because I am a newbie in the area, trying to sign with me an insurance on the mortgage loan.

Is this correct from the bank?

Should I sign it and pay for this for the insurance company?

Basically the property is insecured by the mortgage loan

Why another insurance on the loan? Crazy...

Hello.

I am looking for some advise.

I made an offer for a small industrial building about 3200 sqm for 250 000 eur.

Today there are 5-6 companies renting different size spaces.

The down payment is 20%

The current rents are about 6000 eur/month (the building is not in the best condition)

The building is from the 70’s it is brick and concrete with insulation, but still needs repair work for about 50 000 eur to make it more attractive and durable.

Mortgage payment is around 2000 eur/ month

The location is not bad (near a middle sized city) but not the best.

Please, is this a good investment? What are the risks?

Thanks for any kind of advice, this would be my first investment in real estate, and don’t want to have it as last.

Hello I am employed in my company I have about 60k to start in the real estate investing in Hungary, I am thinking about to to make a long-term buy-hold strategy. Is this a good way to start? What are the best possibilities? Thanks for the answers
