Thank you @Michael Hayworth ! I couldn't agree  more. My fingers were itching and you said it all. 

I recently bought my first house with a second from the seller. We went through the escrow company to write the loan which was then approved by the bank. You can also use a real estate attorney. 

Hi @Richard Dunlop,  I am new to investing and potential doing my first deal wih some commercial real estate in Palm Springs. My next goal was going to be a 2-4 family in CA but if you know areas that have better appreciation and cash flow I would really love some examples.

Thanks Logan...we would love to invest in California...just trying to figure out if we can afford it for the first one. We just bought our house in Valley Village in a great neighborhood. We have a great credit rating and very good income but buying our first home took all of our investment dollars. Looking at creative strategies.

Hi guys,

My husband and I are newbies from California but considering investing in Buffalo. We are interested in rental properties but I'm just starting to investigate the area to see if money can be made there. Any guidance would be really appreciated and it would also be nice to know other investors in the area!
