Hi Remee- there are a lot of compelling reasons to look in to turnkey properties since you are out of state.  If you already have an idea of your ideal neighborhood or the right market, and your overall goals-  start there and find the ideal operator for you. Asset class, type of tenants, property management -these are all niches that go into finding a great provider and someone you can trust.

They've made several good hires lately and are invested in their staff and systems.  It's been improving steadily for sometime now.  PM is a very difficult business and has little reward for positives, and lots of uproar for negatives, but IIP Management does the best job in Cleveland and we continue to count on them.  

One thing is for sure: the care about our properties, are honest and they work hard. (I guess that's 3 things, actually)

Hey Chad! I would definitely shop around to see who you vibe with and feels like a knowledgable agent who is truly looking out for your best interests. Easier said than done I know! I would also recommend coming to Cleveland as well to really get a lay of the land and meet some agents face to face.

 Hi Amanda! Welcome to the BP community we are happy to have you here! Just as many of the previous posts mentioned, it really depends at the end of the day what you are looking to achieve. If you want to find contractors, handle them, keep them on track, make trips to where you invest to oversee things then I would recommend going the BRRRR or fix and flip method. If you want to do minimal work personally and purchase a property that is already cash-flowing, renovated and ready to go, then I would recommend purchasing a turnkey product. Beware of your "turnkey providers" not al turnkeys are made equal!
