Hi,

I am going to start my project soon and I'm looking for people that have experience doing condo-conversion in Somervile. I got a unit under a contract and we are going to close soon and I'm not sure if to try to go on 2-3 units. The house is close to Davis square. If you have any recommendation for Architect, contractor, Engineer that will be great.

Hi,

I am registering a new LLC in MA to manage my real estate investments. There is a section that isn't clear to me:

"Register with the Massachusetts Department of Revenue. State law requires your LLC to register with this agency upon formation for state tax purposes if your LLC will have employees, will sell goods, or will collect sales tax.[25] You can do this online using the Department of Revenue's website."



Can you please tell me which option do I need to choose?

I am trying to figure out if it make sense for me to do exchange 1031. I bought unit in $465k cash and sold it in $555k this week. I am trying to figure out if it make sense to use exchange 1039 because of the "low" profit gain. In addition, if you had 0.5M to invest in real estate, what do you think the best way to do it?

I'm looking to invest in 4-5 multifamily. I still don't have a specific place but checking out worcester and places around Boston that I can get a decent return.

@Lynn McGeein Thank you for your comment. This is what I am going to do.
@Charlie MacPherson I don't underestimate the real estate professionals and because I got burn once, right now I am working with a TOP broker in my area.

@Charlie MacPherson I understand your point and maybe I'm wrong here but there are good amount of people that didn't feel like their broker did much for them. I did a mistake few years ago when I bought a unit and my broker told me that I need to pay the closing costs for both sides as the buyer. It was stupid mistake for me to trust that broker and later on I found out that my broker and the previous owners are good friends.

I am just trying to figure out how I can get the commission myself because I am the one that is actually spending the time and doing most of the work. I am not working for broker (never did) but I just feel like there is got to be a solution that I will get most of the commission myself.  The last time I used broker I got "burned" and got a very bad deal.
