Lol. I know.  Hard to believe.  Great guy. I help set up teams.  He has done great work for me and others.  Also has contacts to other skilled guys.  He's worth the call.

Dan of R and D Home Improvements is open and can do flooring, drywall, roofing and more.  He and some of his friends did excellent work on a roof job on one of my rentals.  Does not live in Cleveland but comes up to do jobs there during the winter.  I highly recommend him. 330-937-4568.

Due To a hoot market, people have bought homes all over after without inspection.  Many are doing fixes or making the places the way they want to be.  Some investors I know are trying to build as quick as they can as houses have been selling as quick as they can get them up despite the rise in building costs and occasional slow downs due to temporary shortages of materials.  Friends of mine that do contracting work not only in Cleveland but in other places are really backed up.  It's important to factor into how long it could take to get contractors when buying in the area, especially as we get towards the colder months.  There some signs of the market calming down a bit finally, but contractors are still booking weeks out when you find a good one.  Offering money for an estimate where you are paying for their time or working as much to work with their schedule helps.  If you get a property management team that can handle some of that different work really helps, but you really need to do your research on this as it is harder to find these as well compared to some west coast and more east coast cities.  Everyone has to deal with same material costs and hold ups so good to have understanding with whoever you hire for your project once you find someone as you will want to build a good relationship for when you need help on future projects.

As you want to get debts off your credit report as fast as you can, attack the smaller ones first and then move your way up to the bigger ones.  Things in debt collection: Make sure they are accurate and real, as I have helped people that sometimes did not owe the debt.  If owed, debt collectors bought your debt for less then you owe, so that gives you room to negotiate to pay less as long as you set up a consistent pay schedule.  I would go into it more but credit karma and need wallet are helpful.  Don't go full cash everything unless you are really bad with credit cards as you will need a paper trail to build back up that you are a worthy credit gamble for banks.  Some of my renters that listened to me on this, now bought the places they were renting from and some have rentals too.  YOU CAN DO THIS!

Learn from someone else as a job or follow them around a bit and help out for free to see if that  is where you want to be before jumping full in as a career choice.  There are so many different kinds of jobs you can do involving real estate that you  might as well explore on someone else's dime for while until you find the right fit.

Auctioneers make a fortune as a business. You can work maintenence for another investor or property manager and get paid while you learn on the job. Go to REI meetings and learn from other investors and all kinds of people in all different areas of real estate. FIND OUT WHAT YOU WANT TO DO, LEARN ON SOMEONE ELSES DIME AND GET IT DONE!
