@Greg Eaton Cranbrook is really interesting to me. I also have a ton of family there. I'm through that area quite a bit. I'll have to take you for lunch or something and pick your brain if you're available.

Hi folks. I'm currently a small time investor in Alberta. I'm ready to buy again and Alberta is a bit scary to me right now. I have some connections in the Okanagan and I'm wondering if there are any Alberta investors that own small multi families in BC? I'd love to hear any of the do's and dont's of out of province investing. Any feedback would be appreciated!

I am currently looking for more investment property in my town, and in doing my research on the local buy/sell pages it seems like there is an incredibly high demand for rentals that accept pets. I, like most landlords, don't really like the 4 legged friends to be in my units, but this might be a market here to make some money if I can find a way to keep my turnover costs low by "pet proofing" any new units that I buy. Just wondering what are the best ways to "pet proof" a rental?

I just find that the price gap between properties in Canada (especially Alberta) compared to properties with similar rental incomes in the states is huge. I live in a college town with almost no vacancies and rent rates aren't even close to the 2 percent rule. Even the most run down SFH's run around 200k. With aged half duplexes priced in the high 100's.
