Since you're a landlord and someone is deciding to break their lease and vacate early, you must have a specific clause in your leasing agreement stating what the consequences that you tenants may face.

Most of the time, when someone is trying to end their lease before it expires, the landlord give a tenant at least 2 options:

*  Allows tenant to break the lease and pay an early termination fee of 2 months' rent

*  Allows tenant to find a tenant willing to take over their lease for remainder of the lease,       which will eventually save a tenant on paying an early termination fee.

Security deposit should only be withheld if landlord find damages done to apartment, while tenant lived there. Let's assume that he security deposit was only $1000 and the only damages were done to carpet.  Landlord must show proof of cost estimate for replacing the carpet (~ $300) and must return the rest to the tenant.

Well, sometimes, i'm glad to hear when someone at least asks an honest question about "are you 420 friendly?"

Because sometimes, there would be tenants who wouldn't even ask that, and in a month or two, neighbors complaint of a marijuana smoke coming thru their windows.

They usually send an Inspection Agent from Section 8 to look at your property to see if it passes their code of rules of regulations. Sometimes, it can be very meticulous for some landlords and costly in the end, as many changes are required to meet their requirements.

However, if you can get it all done, then it should be no problem. The goverment check is always on time every month.

Nowadays, tenants turn to online ratings of particular property management companies. For example, if you'll have 1-2 unsatisfied tenants and they go online and leave bad reviews, it will be quite detrimental to you....

So, in my opinion, it's best to renovate it and then rent out to avoid all the negative feedback.

I am seriously looking into buying a condo in Toronto downtown. How will I be taxed as a US citizen for owning a property in Canada and possibly renting it out?

No one really goes to Backpage, to be honest. Some folks don't even know about Backpage, they just know Craigslist.

"Real Estate Services" section does allow you to post HTML coding there. It still works. So, your image should be allowed there, if properly coded.

If the tenant is good, then you should be able to work something out...For example, ask the tenant to sign another 1 year extension on the new lease of a 3 bedroom.
