Hello Stephen, I understand exactly what you are going through.
With some of the Flips that I have been involved with recently, I looked for buyers that could go conventional.

In Corona, there is little supply and large demand for entry level homes (170k-240K), that are clean and aren't a short sale. Due to this there are multiple offers. With multiple offers, comes a percentage of buyers that have larger down payments and will go conventional.

Are you not getting any conventional offers?

Ok, I am clearing two properties that I own,
They are SFR flips(Corona and Riverside, Ca.)
Properties were purchased by me, rehabbed, have new buyers, are in escrow, and will close in two weeks.

I need another rehab project or solid return project. Inland Empire. Under 200,000K.
If you have info on an incredible deal, please let me know. I am in position to close, so please have as much facts as possible (property description, work required, estimate amount needed, asking price, current comps and future conservative value, yes conservative value is what experienced investors use).
With this info, I can evaluate and make an educated real decision.

I am looking forward to your reply.
