Hey Luke, I'm a new investor as well and I like the BRRRR method. But i see you are trying to finance on the front end and trying to get an FHA and 203k. Typically for the BRRRR method you should have the money (cash) to buy the property and rehab it. THEN you would rent and refinance it to essentially get your money back. With this, you would be getting a somewhat conventional refinance loan since FHA and 203k would be for live in purchases and not for rentals. If you are getting a loan to finance on the front end then this is a traditional buy and hold method. Similar but different, its all about having the cash upfront.

Like I said I am new as well so if you or anyone reading this disagrees then please correct my understanding. Always open to learn more and gain true understanding of the business. Good luck!
