Hi guys, I am interested in beginning the process of obtaining my first fix and flip property. I am wondering if you guys have suggestions on the best course of action to take. Should I look for a hard money lender or private lender? And do you guys have suggestions on the best Hardmoney lender to use? Also what resources would you recommend for a first timer?

Hi, I am new to wholesaling and real estate investing. I am learning from quite a few people. Pieces everything together so that I can get started. I was wondering what is the best skip tracing software that you all have had success with? I have heard of batch, tlo and yellow letter hq. Any suggestions? Also how do I go about getting free info from the local county on cash transactions to build my buyer list? I am currently paying for propstream. Anyone else use propstream and do you think it is valuable.
