@Aida Rios I use a great lawyer located in Kearny.  Avant Law Firm.  Casey Egger is her name.  TOP NOTCH!!!  I am an attorney (not real estate), and I went through quite a few until I found her.  Tell her Tahra Wright referred you!

@Rick Pennant Good question, I'm not sure if that information is public record. This may sound simple, but trying googling the LLC in the state. I have an LLC and when I google it (I just did to check it out), my name comes up on fb and on linkedin as owning that LLC. You may also try contacting the state and asking if the names of owners of LLCs are public record and if it can be searched on the state website. Good Luck!

@Kyle Shankin On those types of deals everyone has to use lawyers so the seller’s lawyer knows the process.  Any delays are typically on the seller’s side because they have to clean that up before anyone will buy, whether it’s a cash deal or not. If everything is in order it shouldn’t add any additional time to what YOU need to do to close. It’s all part of the process.

@Dakota Ferguson good luck.  I liked that Empire had an online portal I could check at anytime and see if repair requests were in and how they were handled.  All my leasing docs were in one place.  Just made it so easy being out of state.

@Kyle Shankin In any non-standard transactio I personally would suggest that you should use an attorney.  My advice here is generally speaking for both scenarios.  There are always other things that could come up. In divorce you need to be certain as to who has tittle to the home.  Are they both still on it therefore needing both to sign the contract, has it been deeded  over to one spouse?  Does that spouse have to share in proceeds of the sale with the other?  Does one of them have a lien the other doesn’t know about?  You will still do your typical title search etc but sometimes one spouse can try to get over on another by agreeing to a deal with u without consent of the other.  In an inherited estate an executor is named. That person is named in the will and then affirmed in probate.  They handle the settlement of the estate based upon the deceased’s wishes if they had a will.  That can get tricky too so again you should have an attorney looking over all the paperwork to make sure it was done properly.

@Jason Malabute I can't answer that because rates are different from state to state and city to city.  I do suggest to keep  costs low to go with a private practitioner who does real estate deals.  Not all attorneys are created equal, so don't let someone whose specialty is another area of law tell you they can do it. If you go with a "firm" even if its 5 to 10 ppl, it will cost you more than with a solo or duo practitioners.  They will give you a consultation first (which should be free) and you can ask them how much it will cost to handle the work.  It's usually a flat fee.
