Exactly my thoughts and since we are still in a pandemic everyone is one edge. So should I find a hard money lender who will help me with the proof of funds for a cut of my profit since I'm not actually purchasing the property?

I want to start wholesaling but before I can lock the property in contract they ask for proof of funds. I am now starting to get out there and wholesale but i don’t have 200k+ sitting in the bank. How can I wholesale without showing proof of funds?
