Well put Dev Horn, I agree with you  100% . love what Joshua Feit input as well that entire concept of taking your potential backer for a ride showing him or her your strategy  live  is brilliant. That builds confidence into your investors in my opinion

you may want to connect with an investor friendly realtor in Atlanta to get a much better outlook. In my opinion back of west midtown or any direction from downtown will be good because people want access to the city amenities.keep in mind when investing in the city of Atlanta you going  have Fulton county property tax ,and the city of Atlanta property tax.

Welcome Chris, BP is definitely the place to get an awesome education on REI. Stay active with the rest of us that is also learning,and paying foward. Listen to all the podcast even those that is not dealing with buy and hold strategies because trust you will learn something from a flipper or wholesaler that you can use for your buy and hold business. The books, webinar, forums,and just engaging will definitely lead you to the right direction.Happy investing

Wise advice by Terrence Evans, if you want to invest downtown Atlanta around Turner Field make sure you purchase right. The neighborhoods will change because The Beltline project is suppose to bring job placement, and training to surrounding communities in that area.That may take sometime, Beltline is  a 25 year project, and I'm not for sure how many years the Beltline project been effective but it's somewhere between 5-7 years . That area is affordable, however it's critical to have some one who is savvy , and  have your best interset at heart ,since you are planning on investing long distance. You can go to Beltline.org to see when they going to zero in that area. They are renovating as we speak, and I THiNK it's the  next phase of the Beltline project.If so good timing, your challenge is going to assemble a good team.

I've been through their workshop but never follow through all the way , and that was my own fault. Heads up NACA is going want to see that you have been paying all of cost of living for a year on time. They do not qualified you through credit rating , but onhow you manage your house hold. Example ( if your gas bill is $500 you must pay the entire amount) they do not want you making Payment arrangements. Show surplus every month after you paid all of your bills. They will assign someone to your case ,and they'll let you know exactly whatyou have to do. It's a tedious process,however it's worth it. Especially when investing in an expensive market like NYC.

Join Antonio Coleman 52 weeks program where he teaches on how to build a website, SEO. Etc, the unique thing is that  Antonio target out market as investors so that's a good look by itself right there. The icing is that the course is free, he sends steps to  do to your inbox every week. He is actually part of BP so you know that you'll actually top shelf education and service.

I know that you concern about earning money being an agent. What is priceless is the advantage that you'll gain as agent / investor. I'm also going that route, I have a family of 5 that depends on me, I understand the importance of having current income. If you can obtain your realtor license by all means go for it.
