I am working on my business plan and I keep coming up with questions. I know that mail marketing works. I also know of some companies I can purchase lists from. 

Does anyone have any experience with any of these companies? If so, positives and negatives? Suggestions?

Great point and real life experience. I appreciate all the input. 

Just an FYI. I live in the Nasa, Johnson Space Center area. It is right by Clear Lake (brackish lake that feeds into the GoM) and Pasadena, Texas is less than 15 minutes away (where all the refineries are).

I think it's the perfect spot for a condo that I can use as a corporate rental or vacation rental.

My biggest concern is working away. @Patrick Diamond. How can you be hands off on an Airbnb rental. Would I use a property management company?

I use Airbnb a lot when I travel. I can find better accommodation for the price compare to hotels plus I get better amenities (full kitchen, etc)

I'm wondering what some of the positives and negatives of each are compared to each other. First thing that comes to my mind is having a long term tenant is less work from a property management standpoint. But on the Airbnb side, you could make more even with a 50% a month rental rate if you price your daily rate correctly. 

Any thoughts?

 Your might want to consider land-contract as an alternative to rentals if the rentals are not allowed.  

 Can you please explain in detail? Or point me in the right direction?

Newbie investor

My investment plan is to buy cheap condos with cash in decent areas on town and rent them out.  I hope to buy one every 3 months.

1b 1b
560 sq ft
$35,000 (will buy cash, probably offer 32,000)
move in ready
$200 month HOA
rental $650-725 a month.

Opinions? Am I missing anything?
