@Nelson Del Castillo. Definitely go to your local REI and as @Jeremy Tillotson said, add value.

You need to be able to offer an investor something. It does need to be financial, but sweat equity. A guy on another thread posted he would do anything to help a mentor in exchange for knowledge; sweep floors, get coffee, whatever. I was really impressed with that. I would never really expect someone to do this things for me, but it showed me the level of commitment he had.

Change your marketing material to (insert your business name) buys houses. Why waste time trying to get permission for using someone else's slogan that they took the time to legally trademark so no one else could use it legally?

If you have serious buyers and can move the property fast, then why not pony up the earnest money. They just want reassurance they are dealing with someone that can close. Too many wholesalers back out of deal when they can't find buyers because their "deals" are not real deals. If this is a good deal. Then you will have buyers and nothing to lose putting down the earnest money.

But saying that, in Texas with no HVAC, it would be harder to sell in my opinion. I am about to rehab a house and will be adding HVAC. Should cost around 5-7K and I think it makes it more likely to rent or sell.

You want your offer price to be (ARV x .70) - repairs - wholesale fee you want.

My two cents are this. Why buy into a system when you have a wealth of information here and access to many experienced investors who are willing to share their knowledge and experiences?

If you have equity in your residence, you could take it out to do investing. Or a HELOC.
