I recently had a seller that I had built great raport with, give me some bad news... she was going to list her house. She told me she was either going to accept my offer or go list it with one of her buddies that's a real estate agent. I guess the buddy got in her ear enough cause she's going with her. Is that deal lost? Is there a way I could have persuaded her to go with me without increasing my offer price by a lot?

Does anyone have any good suggestions for bandit signs sellers? I googled "cheap bandit signs" and pulled some results offering 100 signs for $100, but I dont know how the quality will turn out. I searched hobby lobby and Lowes, they sell a sign for $15 per, which I feel like is a lil high. If anyone has found some cheap signs in bulk that arent terrible quality I'd love to hear where you got it from!

Find the owners and contact them. Search County property records or whenever possible talk to neighbors and find out all you can about property..

Not all vacant properties are good buy are you targeting specific neighborhoods??

Yeah, I was just starting with neighborhoods around where I live. I didn't know where to specifically "start", so I just went with a neighborhood near me that I've drive through plenty of times

I went driving for dollars yesterday and found some properties that look vacant with the normal signs (broken windows, tall grass, overflowing mailbox etc.). What should my next move be with moving towards trying to purchase and wholesale these properties?

Hi everyone I’m new to the investment world. I’m a full time technical analyst working here in the Charlotte area. I’m looking to get into investing, and I've been reading that wholesaling or Lease/Options are the way to get in, but I'm open to anything and just want to learn as much as possible. I was wondering what should my first step be to kind of get the ball rolling? i've been watching educational videos and reading books, but I want to take that next step. Any help will be greatly appreciated.
