Hello Michael,

thanks for your response, property is located in the UK, it is a BMV deal. property is worth a 100k but I have negotiated to 79k. is there a template for presenting deals to buyers? what steps do i need to take to secure my sourcing fee.

Hi All,

I would really like to be tutored in the the steps from getting a BMV property under contract and dealing with the buyer i.e. what sort of information would be provided to the buyer etc.

I am interested in connecting with any mobile homes investor in the Cleveland area......

@Account Closed...thanks a lot....one more question, how is this cash on cash calculated. my understanding is that it is the free cash (after expenses and mortgage/loans) divided by entry costs i.e downpayment, legal, inspection and appraisal costs.

The thing is, i have never had more than 6% using this formular? am i calculating it wrong?

how does one value a MHP on private sewage and/or private water? what expense ratio should i use? also what sort of cap rate should i apply?

@Account Closed3 lots are empty, 3 POH are vacant (need rehab). Rent from the remaining 28 lots totals $5700

Hello People,

I am looking at putting a MHP under contract and would like to have some advise on how to value it correctly; the details to hand are s follows

a) 34 unit MHP (15 of them are POH ) asking $350K

b) Total Gross income from lot rentals $5700

c) Monthly expenses (onsite manager/maintenance $1200, property taxes $50, supplies/misc $150) - I feel the expense ratio is way to little

d) tenants pay for all their utilities

are there any other expense line items that I need to look at or ask for

Also can the experienced MHP investors  please advise on how to value this property

@Celeste FackrellI just would like to know, how you would value a park with vacant lots. I have a park am looking at in Missouri. 16 park owned homes but only one is occupied. Lot rent is $250 per lot. also any ideas what sort of issues would precipitate this sort of occupancy rate.
