Hey guys! I have been watching so many different investors predict what is going to happen after this COVID-19 crisis. A lot of people think there will be a lot of foreclosures, A lot of people think people will want to move before their homes depreciate in value. My question is what is your prediction? What “list” do you think will be the most booming when the dust settles?... I’m a newbie and I’ll guess foreclosure and high equity absentee/60+... but I could be wrong !

Let’s brainstorm... What do you think?

Hi Joshua, I'm late to this thread but a great book is "If you cant wholesale after this i've got nothing for you" By Todd Fleming... also, lots of You Tube free education. The Flip Man, Max Maxwell, TTP, The Clever Investor, Bigger Pockets of course, Real Estate Disruptors. There are some big wholesalers in Vegas. They usually double as real estate agents/brokers/flippers, and wear many hats. I'm new to the game as well, i'd be happy to connect w/you :)

Update: So the people messaging me were definitely scammers. After asking me for all these documents, I never replied. I get a call asking why I wasn't following up with the loan process. #1 they never even asked me for any deal info. #2 the man on the phone was definitely Nigerian (not a racial thing I'm African as well, Ethiopian), but the person on the picture of the email address was a white guy with a very American name (Bill Smith or something), and the Nigerian guy couldn't even pronounce the name :/ then the next email he sent had grammatical and spelling errors. So thank you everyone for all your red flags and tips. I'll stick to BP and my local REIA for referrals for now. I have good credit, a little cash in the bank, but no deals under the belt and I am young (if thats even considered a risk factor, I see a lot of successful RE investors in their 20's.) Hopefully someone will take a chance on me or I'll use the cash I've saved up to buy something small and start from there!

@Jay Hinrichs thank you for that list! This person in particular was somewhat advertising in an investors Facebook group. He hasn’t asked for any money upfront but wants pictures of my Id, address verification from a utility bill, and I just want to make sure there’s not some identity theft scam I’m unaware of. Lol.

So I am looking for some hard money/private money for brrrr investing and I have so many people asking me if I need a loan, but then I have other people telling me to watch out for scammers. I am new to this lending thing, what should I look out for as far as scammers? How can you tell the difference between the real thing, and what kind of scams do these people run?
