@Bill B. She moved in during the middle of the night. But the problems began the first month and was a problem until she was forced to leave. As you can tell, she is relentless in trying to get something for nothing. @Theresa Harris she has never paid an attorney! She is getting legal advice from somewhere given the language she uses in her requests to the court. She knows that in NJ, and a corporation, I have to hire an attorney.

@Bill B. just got an email from my attorney. She submitted a 26 page document requesting the default judgement be vacated and a new trial date set. Nothing, however, related to why she did not show up in court. We'll see what the judge does.

I am a Realtor out of Princeton Jct, NJ. a couple of questions for you. 

1. Where do you want to live? City, suburbs near family etc.

2. Have you been pre-qualified for a mortgage? I have an associate that has extensive experience with VA loans.

3. What is important to you in a house?

Once you answer these questions, give me a call and let's see if we can find you that first house.

@Brian Garlington just going to send the judgement to a collection agency and let them deal with it. If one day I happen to get a check, it will be found money.

I agree with Barry, be sincere and willing to help. Put together a team of professionals that can offer a range of services from estate sales, clean outs, financial planning etc. other than let me buy your property. That will differentiate you from the real estate investors who are viewed as ambulance chasers who are only looking to rip them off.

Just an update. The tenant requested an additional week to move out which was denied. Instead of moving out as ordered by the court on November 30, 2018, she claimed to move out on December 2, 2018 but said that her son would return to the unit to retrieve some articles left in the unit. The court officer executed the Warrant of Removal on December 6, 2018 and I recovered possession of the unit. Subsequently she sued me for the return of her security deposit (had not paid rent for 5 months!). We counter sued for the unpaid rent, attorney's fees and damages. That court hearing was June 24, 2019 to which she did not show. Once again she contacted the court that morning alleging illness and requesting an adjournment. This judge denied the request, dismissed her case and awarded me a judgement of $10,000+. Now the task is if she appeals the judgement and collecting on that judgement.

I am going thru an eviction with a tenant. How do I post this to the credit bureaus?

If the tenant does not post November's rent by November 7th (the lease says the 5th). Should I bother to ask the judge to vacate the Order of Orderly Removal and issue a Warrant of Removal and Order of Possession (3-days), or would that open me up to another Order to Show Cause?

Or should I just be glad that she must be out by 11/30?

I have been in court six times since March. The judges last order is the final order. It authorizes me to change the locks and immediately dispose of any personal property left in the unit. So, come December 1, 2018 this ends.
