Rural area in Springfield Louisiana 

My  brother -n- law purchased a new home and his old property which is a mobile home that he build over has been sitting up for a year or longer. He started off renting it but the last tenants trashed it.  some of floors are damage and floor boards, the wiring was done wrong , roof needs repairing, no central heat or air, the axial is  still under the trailer. He was asking 40,000 but is willing to go down 30,000 , 3bedroom, 2 bath sitting on a lo with a shed . Him and his wife are divorcing  and he was offer 20,000 from a local person in the area but he decline. I do not want to buy and hold. I am just looking to make a few thousand dollars off the deal. Can someone give me some advice and help me with my possible first wholesale deal.

Hello, my name is Tabitha Harris. In 2016 I purchased 3 mobile homes to rent out, each sits on an individual lot. I’ve been very successful with finding the right tenants, no long vacancies periods, no large expenses (other than hurricane Ida but insurance covered all of the expenses) just normal wear and tear. I’m interested in wholesaling, flipping single & Multi-family homes, build duplexes and apartment complexes. I’m also in the process of getting my real estate license. I’m looking for experienced investors, lenders, and successful mentors in the area to understand market trends, lending options, and other general advice . I’m motivated and ready to dive a little deeper into real estate investing and hopefully become a  full time investor.
