Your not making 50. You have selling costs & buying costs: broker, lawyer, title; etc.

$110k + closing costs and Reno is $160-$170k. $200k minus 2% broker fee is $196k. Plus other closing expenses. $26k-$36k right there.

It is possible for a realtor to sell a bunch of houses and make more income over the year than say, a flipper who only flipped two houses in the same year.  But I mean, doctors make more than flippers but probably work 2-3 times as many hours.

 Disagree with that last part. 

For the OP: Theres no right answer to this. 

There are flippers who flip a handful of houses a year, there are people that do much more than that. Also depends on the flippers margin. Unfortunately, a lot of flippers out there are ok with making pennies on their flips.

Neither. 

That flip is horrible and unprofitable. 

The Rental Portfolio is a 6% return, which probably becomes a realistic 5% return. Pretty ****** return IMO for 5 properties. Too risky.
