Hi Wendell,

Yes! A blog or information on how you get a competitive advantage on MLS would be great. Currently I trying to get my leads through getting lists and sending postcard mailers. However, do to limited time, I may have to change my strategy and do more paternerships and jv vs. trying to find the deals. Still trying to figure out what is going to be the best path for me. Thanks for the great posts. Learning a lot.

Thanks Paul I am going to follow your steps.

Okay....so...I found a property that may be potential for wholesale or even fix n flip. I don't know if I am doing any of this right but I'm a newbie so If I sound like one please forgive me. 

It's a single family 3.5 bedroom, 2.5 bath home. 
Asking price is 232,000 (RIDICULOUS) I say that because the home needs TLC from top to bottom (a lot of cosmetic things).

Refinish basement

New bathroom, new kitchen, update all floors throughout the house, landscaping

The owner does not live there, I believe he was relocated for his job. The house is being sold through a realtor and has been sitting on the market because the houses that currently sell at his asking price are already updated and upgrades and ready to move in. 

So I know one of the rules is 70% of ARV.

Should I sent a letter to the owner? Do I have to go through the realtor since he's selling through one.

I know i'm crazy but I am determined. I am willing to do what it takes to be successful and I hope to establish great connections and partnerships through this forum as well as help to empower and inspire others as well.  So I want to become educated but at the same time I don't want to wait and wait and wait and do nothing. I believe that as part of my RE education I need to experience and learn each area of real estate and I would like to learn more about wholesaling. I am going through the articles on BP, but I am a very step by step person. So my question is, what do I do first? What is my first step? Do I keep reading about wholesaling until I can't read no more? Do I start looking for properties and if so what steps do you recommend? Once someone calls me, what do I say? 

So I am reaching out for help.
