Alex...you should start one if there is demand in your area. That's what I am doing. If you haven't played Cash Flow, it's like Monopoly on steroids with very real life events and opportunities along the way. You can buy it on Amazon or EBay and there is also a kids version which I'm sure your niece would love. It's simply awesome to have fun while the mindset shifts with every game. You can also download the app for a nominal cost. What kinds of deals are you doing in your area?

I'm just putting feelers out to see if anyone in the Honolulu/Downtown/Kakaako area would be interested in coming to a monthly cash flow game session, most likely held on a weekday evening or Sunday afternoon. It's honestly a lot of fun and you learn so much in the process. It's also the best place to make your mistakes so you can avoid them in real life.

If what you are after is long term buy and hold, properties for positive cash flow can be found in Hawaii but they are harder to come by and requires a whole heck of a lot more cash. As an investor, you rely mainly on ROI and if the numbers work and if you are working with good people who you or people you trust have vetted...it's a no brainer to invest in other markets. That's why I went to Indianapolis and got hooked up with a great team through my network of investors. Sight unseen, we picked up a 3/1 SFH and 3/1 duplex. Within 3 months, received our first rent check. And soon to be getting rent checks from the duplex. I would love to share details with anyone interested. Since then I work with wholesalers there and can walk any locals through this process to eliminate the fear and hesitation to invest outside of Hawaii.
