Hello everyone,

I'm in my first purchase journey. At this stage I'm looking at financing. So far, looking at conventional loans, commercial since the property is in my LLC. Current rates that two banks have given me is 5.7 and 5.8 percent, 30 years. No points and mortgage insurance. 15% down. Are these typical of what everyone else is seeing? Loan is at 47K.

You can get a alternate phone on Google voice and a business address at your UPS store for cheap. But, I agree with others, people can find you if they really wanted to. Good luck.

Considering purchasing a house. They are asking 90k, but I feel I can get for 60k, and mostly cosmetic repairs. Comps of nearby homes sold for over 115k last year. The house next door is empty and much larger. Windows are broken, and I have driven by a few times with no signs of life. My question is, gle do I track down owner for potential sale and two, should I even consider the first house since the abandoned house will make it harder to sell first, since it's right next door.

Hi everyone

The house I was really interested in that was brought to me by my rank estate agent has now went into auction. My agent has stated he would still be involved in bidding on my behalf. Is this something worth questioning? because I can perfectly do that myself. I am questioning whether this is just a way for him to get a commission. Any advice?

Hello everyone, 

I work pretty much 9-5, and it's my first time into REI. I have capital, pre-approved funds and a fairly good real estate agent. It's disheartening and disappointing that every deal I have found and wanted to see, literally gets taken in before i see it or have a chance to put in offer. Is this common of someone in my situation? How can I move so fast in this market yet maintain a 9-5 job? Any tips?
