If I already own a home and have a loan out how can I get into doing rentals? Can you get a fha loan if you already have a mortgage out on a house?

Hello all!

I recently bought my first home, which I am currently living in..I have always wanted to get into rental investing..Can my home I just purchased be useful for that or would it make it harder to secure another loan? Any tips and tricks are appreciated.
